Earth Day was founded in 1970 as a day of education that is focused on environmental issues. Every year on April 22, when Earth Day is celebrated, people around the world mobilize to call for greater protection for our planet. Now a global celebration, it is sometimes extended into Earth Week, a full seven days of events focused on green living. This year, Earth Day will celebrate its 50th anniversary with the theme of climate action. Climate change is a challenge that faces the future of humanity and the life-support systems that make our world habitable.  That said, there’s so much you can do to help protect and restore our planet.  Here are a few ways you can make eco-friendly choices in your own home…

Saving Water

One of the easiest changes you can make at home is saving water.  Your momma probably told you a hundred times, but you know what—she was right!  Turning off the water when you brush your teeth can save up to 200 gallons of water per month.  The average American washes his or her hands nearly 9 times per day.  If you follow guidelines to scrub your hands with soap for at least 20 seconds, you could save at least 6 gallons per day by turning off the tap while you scrub. Did you know a bath typically uses up to 30 gallons of water?  However, a five-minute shower will use only 10-25 gallons depending on the efficiency of the showerhead.  We love these shower timers from Dretec that remind you when it’s time to turn the water off.

Saving Energy

Did you know you can light your home using the same amount of light for less money?  An average household dedicates about 5% of its energy budget to lighting.  Switching to energy-efficient lighting is one of the easiest and fastest ways to cut your energy bills.  By replacing your bulbs with models that have earned an Energy Star rating (for example – LED lighting), you shave hundreds off of your electricity bill each year!  Find out which bulbs are right for you with this guide.

Another more comprehensive way to save energy at home is by installing solar panels.  Solar panels provide completely clean electricity that can also produce extra energy that you can sell back to your local utility company.  Solar panels are considered a long-term investment, generally taking around 20 years to break even depending on where you live. However, it is not just a monetary investment – it’s an opportunity to make a real difference.  Since there are so many solar panel installation companies to choose from, we recommend perusing online reviews to see what other solar panel installers have to say.  To see some of the latest innovations in solar energy, check out what Tesla is offering.

Going Green in the Home

Using harsh chemicals to clean your home can be very destructive to the environment.  It can be easy to forget that all drains eventually lead to somewhere.  Today, there are many eco-friendly cleaners available on the market.  Did you know that most of the time, natural, eco-friendly simple cleaning products (and their ingredients like baking soda, vinegar, lemon juice, water, or Borax) can handle most of your household cleaning needs AND save you money? T his article from Hip2Save shares some surprising news about top-selling cleaners and their eco-friendly counterparts.

Another way to make smart choices at home is to choose recycled products such as recycled paper towels and toilet paper.  Whenever you notice that there is a recycled option available to buy, it’s worth purchasing.  Buying recycled-content paper and products help “close the recycling loop.”  By purchasing products with recycled content you prevent those materials from ending up in a landfill and do your part to maintain consumer demand for recyclables, ensuring the continuation of recycling programs. Going Green in the Garden

Composting may seem like a dirty word, but it’s easier than you might think.  Composting not only reduces trash in landfills but also improves your backyard at home.  According to the Environmental Protection Agency (EPA), “compost is organic material that can be added to soil to help plants grow.”  That means bigger produce, prettier flowers, and a healthier garden can come at no extra cost to you once you start saving your family’s scraps and turning them into “plant food.”  This guide from Good Housekeeping walks you through the composting process.

Plant a Tree

Trees give off oxygen that we need to breathe. They reduce the amount of stormwater runoff, which reduces erosion and pollution in our waterways and may reduce the effects of flooding.  Many species of wildlife depend on trees for their habitat. They also provide food, protection, and homes for many birds and mammals. The best time of year to plant trees in your yard is Fall and early Spring.  If you are planting in the late spring (after Earth Day) or summer, we recommend planting in a pot where you can tend it, and plant it in the ground the following fall.  Here’s a step-by-step guide for planting trees.

Since 2007, the Tennessee Tree Project has helped reforest our great state by facilitating the planting of 637,100 native trees in Tennessee.  Each year they host a community tree planting event called Tennessee Tree Day.

It’s a new year, which means new opportunities to design and decorate your living space the way you want to live. Many people relish the idea of decorating, while others dread the very thought. Whether you’re the proud owner of a new home or looking to spruce up your forever home, you’ll want to avoid these common design mistakes.

Sentimental Décor

Everyone loves their grandma, but maybe not her outdated collection of figurines.  Not only is sentimental décor a pain to dust, it typically adds clutter to the room which can add unwanted stress to your life, so ditch the kitsch. According to organizing guru, KonMari, keep only the items that bring you joy.

Displaying Art

If you’re an art lover, you know, there’s no such thing as too much.  But practically speaking, too much art and/or family photos on display can crowd a room.  We believe in keeping family at the center of every home, so save your table space and opt for a gallery wall (or two). Displaying your favorite photos or artworks on a gallery wall instead allows you to switch them out whenever you’d like.  The experts at HGTV suggest organizing the rest of your photos in albums by decade or event and keep them nicely arranged on a bookshelf.

Dried Flower Arrangements

Years ago, dried flower arrangements used to be a lot more common. But if you ask a design expert like Nate Berkus, “how exactly do you clean them?” Instead of collecting dust and aggravating allergies, opt for house plants and fresh flowers.  Adding a little green can also clear toxins in the air and bring a space to life.

According to Rutgers, studies have shown that fresh flowers have an immediate impact on happiness and a long-term positive effect on moods.  Study participants reported feeling less depressed, anxious, and agitated after receiving flowers. Flowers also create intimate connections. Giving and receiving flowers creates positive contact between family and friends. (Hint: Remember this tip for Valentine’s Day!)

Matchy Matchy

Too much of a good thing, can be a bad thing. According to Young House Love, Ideally, you want a room to “coordinate” but not “match.” Rooms that coordinate have varied textures, prints, materials, and tones that work together and appear balanced and cohesive.  Rooms that look collected over time (and feature a variety of tones, textures, and materials) always look eons more stylish than rooms that look like they could have been purchased all at once from one store.

Dark Walls

If you’ve been on Pinterest lately, you know that dark walls are in. Kitchens, dining rooms, powder rooms, and more are enrobed in rich shades from gray to navy to black. You may even be tempted to paint an accent wall to change things up, but we’d like to caution you against going too dark. According to Country Living, deeper hues, while warm and cozy, can have the unwanted effect of making a room feel small or cave-like.  Dark colors can also heat up quickly in the sun—and that sunlight can cause fast fading.  Plus, they’re pretty unforgiving when it comes to imperfections (meaning you’re going to see every lap mark and drywall chip) which can be difficult to touch up or paint over if you eventually decide you want to lighten up again.

Outdated Kitchen

Don’t let your rooms feel dated by hanging onto dated (or even worse, damaged) cabinet hardware. Make small changes like switching the hardware on your kitchen or bath cabinets for a big impact.  Kitchen cabinet hardware affects the look and feel of not just your kitchen cabinets, but the entire room. The shape of and finish on your pulls, knobs, and handles can put the final touch on your kitchen design.  The very same cabinet might have a vintage feel with porcelain knobs, or a contemporary look with brushed nickel pulls.  You can give your kitchen a very personalized treatment with something custom, like artistic glass knobs, or handworked metal in oil-rubbed bronze. Think of the hardware like jewelry for your cabinets. Let it speak for your style – be that contemporary, modern, vintage or traditional.  Check out some of Bob Villa’s favorite examples here.

Did you know that Airbnb is active in more than 65,000 cities around the world with upwards of 4 million listings?  Homeowners around the world are experiencing huge success with short-term rentals, and the same is true for the greater Knoxville area.  If you’re thinking about turning your home into a short-term rental, here are a few things you should consider first…

 

Preparing your home:

Clean sheets, towels, and toilet paper are must-haves, but to score the highest ratings, you’ll need to go above and beyond those basics.  Consider installing a keyless lock to make check-in easier.  This also provides an added level of security because you can keep track of when people go in and out of the house. 

Include additional appliances such as a microwave, toaster, and coffee maker along with all of the kitchen essentials (silverware, basic cooking utensils, pots, pans, plates, and bowls).

Make sure to have a comfortable main living area with comfortable seating and a TV with either an active cable subscription (or streaming service) as well as a DVD player.  

We recommend using durable furniture to furnish the house.  You can find some great stuff on clearance at your local wholesale furniture store and online at places like Facebook Marketplace.

High-speed WIFI that guests can access is a must!  In today’s day and age, having “good WIFI” is one of the most essential amenities for guests.  

Include a guest book, and encourage reviews online for future guests to see.  It’s also nice to leave behind a binder with key phone numbers, local restaurants or favorite to-go menus, and suggestions for what to do around town. Travel Advisor’s Knoxville List is a great place to start!

Keep in mind that the more effort you put into your space to make it as clean, beautiful, functional, and comfortable as possible, and the more time you allot to being available to respond to your guests’ inquiries, the better your reviews and ratings will be.  You’ll also have the opportunity to make more money by being able to charge higher rents!  People will generally pay a little more for a space they know is clean and comfortable with the proper amenities. 

Finally, make sure you haven’t forgotten to do anything by following Home Away’s step-by-step checklist.

 

How much will I make?

You may be wondering if all this work is worth it.  Your true earning potential depends upon how much you charge for your space, and how often you can rent it out.  Keep in mind that if you’re renting out a room in your house, your roles, responsibilities, and expenses will be much different than if you need to furnish, and perform upkeep on an entire home.  Both of which are ultimately dependent upon how much time and money you can spend on furnishing and maintaining your home. 

For short-term rentals of entire homes, condos, or townhouses, we strongly recommend hiring a cleaning crew that can get things ready between guests.  We found a fantastic resource online that includes dozens of cleaning checklists templates for short-term rentals. 

It’s also a good idea to have an established relationship with a reliable handyman who can take care of any repairs in a timely fashion in between guests. 

Airbnb’s metrics can show how your nightly prices compare to other homes in the area, or when you might want to consider lowering (or raising) your prices depending on the day of the week or expected surges in demand.  You can also set minimums for the number of nights people can stay at your Airbnb—a weeklong minimum, for example, helps offset the cost of turning over the house.

If you decide to manage your short-term rental outside of an online resource such as Airbnb or Vrbo, we recommend using a service such as PayPal, Quickbooks or Venmo to collect payments.  Cash or personal checks from people you do not know is generally not a good idea. 

 

Taking the Leap

Think you’re ready to list?  First, decide which site is best for you by comparing contracts, fees, and insurance guarantees.  In addition, don’t forget to obtain all permits and licenses prior to listing your property.  The City of Knoxville’s Short Term Rental (STR) ordinance went into effect in January 2018.  STRs include listings booked through online platforms, such as Airbnb and Home Away, by which people rent out part or all of their property for short periods of time.  You must complete the city’s application to obtain the proper permit to begin using your property as a short-term rental.

Even if you don’t plan to sell your home anytime soon, The Holli McCray Home Marketing Group always recommends staying current with home updates and improvements.  These 4 budget-friendly “DIY” home improvement ideas will not only boost the appearance and appeal of your home, but they can also help your home sell faster when it comes time to put it on the market.  Here are a few tips to get you started…

 

1. Add A Backsplash 

It’s incredible how much a new backsplash can change the look and feel of a kitchen. Many DIY backsplashes even have adhesive backings to make it easier than ever to add this upgrade to your kitchen. The Spruce has some helpful hacks to get you started! 

And backsplashes aren’t just for kitchens!  Consider adding a backsplash in the bathrooms to dress them up a bit. 4 inches is the standard height of a bathroom sink backsplash, but some may be much taller.  Adding a backsplash behind the bathroom sink is a simple way to add color, texture and more visual interest into a room that may otherwise be overlooked!  The Home Depot is here with some tips to make this bathroom backsplash project as easy as possible. 

 

2. Re-Caulk & Clean Grout In The Wet Areas 

DO NOT overlook the potentially grimy caulk and grout around your home even if it seems like a daunting task to refresh it.  It’s not that difficult!  You might be accustomed to what it looks like, but it may be a turnoff to those who visit your home.  Start by cleaning the grout and then add straight, clean lines of caulk around the tub and sink.  This task does require some elbow grease, but it’s simple, affordable, and you’ll be amazed at what a big difference this can make to the overall look and feel of your home for just a few dollars. 3. Add Extra Outdoor Seating

Create an outdoor seating area by adding a table and chairs to your deck, patio, front porch, or fire pit area. This creates an illusion of more space and brings the eye to an area where future potential buyers can picture themselves entertaining family and friends.  Peruse Knoxville Facebook Marketplace, OfferUp, or a local consignment/thrift store before buying new furniture. You’d be surprised at how many budget-friendly furniture options are out there and they can make SUCH a big difference in your outdoor space.

 

4. Paint Trim & Baseboards

We came across this helpful article by DIY Decor Mom on painting the trim and baseboards around the home. This small project can make a HUGE difference in the look of your home, giving it the appearance of a lighter and brighter space.  If you aren’t sure which color to choose, we generally recommend using a bright white with most homes. 

The best part about this project?  All it takes is some time, a few rolls of painter’s tape and a gallon or two of semi-gloss paint!

Buying a house is a complicated decision, and once you’ve settled on “the one” and are wrapping things up, sometimes there is a hiccup. If there are repairs to be made or maintenance concerns, how do you determine what you should plan on handling yourself, and what falls to the seller? And what about the costs involved?

Start with a Professional Inspection

Right off the bat, one home repair-related expense that falls to the home buyer is an inspection. The cost of a home inspection is based on the size of the home and how long it takes, but it generally will fall in the $278 – $390 range. A small, new house will likely be less than an older, larger house. Typically, the inspection is arranged during contract negotiations.

Along with the many other expenses involved with buying a house, it can be tempting to skip a home inspection. However, there are plenty of good reasons to invest in a professional inspection when you’re buying a house. It’s a chance to ensure the home is up to par, examining the structure and functional elements so you don’t have any unpleasant surprises when you move in. It’s also a chance to back out of the deal if there is something beyond your expectations, and an opportunity to reopen negotiations with the seller.

What if Problems Are Found?

No house is perfect, and it’s not unusual for a home inspection to reveal issues. What then? The home inspection report will indicate what items need immediate repair, and what is less critical. It also might recommend contacting a licensed contractor to examine something specific.

Regarding negotiations, consider what issues are safety concerns and what constitutes cosmetic issues. For instance, you’ll probably need to replace broken doorknobs yourself (you can find new knobs at Home Depot for less than $10), while a termite problem is more serious.

If there is a problem, you should carefully weigh what you would be comfortable asking the seller to fix on your behalf. Think in terms of what is normal wear and tear, and keep in mind you aren’t likely to get those fixed. Instead, focus on repair requests for things like safety issues and structural defects. Sometimes a seller will insist on selling the home “as is.” This means that if you purchase the home, you’ll be responsible for all necessary repairs, including for major fixes such as infestations, roof issues, and mold problems.

In a seller’s market, you shouldn’t be surprised to see all requests rejected, but they might be more readily received if you frame the repairs as an investment opportunity on the seller’s part. You can also ask to get repairs credited off the purchase price. You also might be able to get a home warranty with the purchase.

Plan Ahead

In anticipation of putting a home on the market, professional home sellers and real estate agents often recommend an inspection to help set sellers up for success. It’s a chance for homeowners to avoid deals being delayed, unanticipated expenses, or closings falling through at the last minute.

As Forbes explains, a pre-inspection is essentially a good-will gesture on the part of the seller, suggesting transparency and peace of mind to the buyer. What’s more, it provides the opportunity to make repairs ahead of listing the home, and can also spotlight recent upgrades.

Another key method for showcasing a property’s features is home staging, and professional home sellers and real estate agents are turning to pros for staging more than ever. It’s a chance to give sellers a leg up in a competitive housing marketplace, and often can result in quicker, smoother sales.

A professional home stager knows how to use art, furniture, window treatments, lighting, area rugs, and greenery to bring out the best in a house. They can create a look that appeals to a wide variety of palates, enhance traffic flow, and show a house’s best features while downplaying its faults.

Yard/Garage sales are a necessary evil for most of us.  While it’s generally a great feeling to purge your house (and your life) of items you don’t want/need any longer, the preparation that goes into a yard sale can be daunting.  That said, if you’re going to make the effort to move things out the garage, attic, and closets, then it’s important to do everything you can to make sure you don’t have to put them back!  Here are a few tips we’ve compiled from those who have held successful (and profitable) yard sales.  

Advertising:  

Like most things in 2019, promoting your yard sale online is essential.  Sites like Craigslist and yardsalesearch.com, and gsalr.com are great resources for getting the word out.  

We also highly recommend using social media to promote your yard sale… 

  • Create a new event on Facebook and invite all of your Facebook friends. 
  • Post a short video that previews some of the items you plan to sell on Facebook and Instagram.  
  • Post a tweet with the time and date of yard sale.  Include a photo with some of the items that you plan to sell
  • Pro Tip!  If you only have a few things to sell, try and sell them on Facebook Marketplace before committing your weekend to full-blown yard sale.

This where we see a lot of folks fall short…  Strategically placed legible signs are essential to capturing any drive-by traffic.  Signs should be placed at the entrances to neighborhoods, all surrounding main roads, and at the actual location of the yard sale.  We recommend using professional-looking signs that you can buy a Lowe’s, Home Depot or online.  If you’re on a limited budget, you can make your own signs, but make sure the verbiage is as bold as possible.  Don’t forget to include the date, time(s), and the address of the yard sale.  On the day of the sale, double-check all of the signs to make sure they didn’t go missing or have been damaged.  Be prepared to put out new signs if necessary. 

Pricing:

Before your yard sale, do your best to disconnect with the emotions and sentimental value of everything you’re selling.  Price all items to sell and be prepared to negotiate.  Remember, the main reason for having a yard sale is to get rid of stuff.

Donate:

We always recommend donating whatever you don’t sell at the yard sale.  Unfortunately, this won’t put extra money in your pocket, but it will give you a nice tax write off and likely help others :-). 

We hope these tips help you prepare for your next yard sale.  We always recommend that our clients consider a yard sale as part of their moving process, especially if they have a lot of stuff they don’t want to take to their new home.  It’s a great way to limit the number of boxes that need to be packed and can definitely help provide extra money for moving costs!

5 Best Hiking Trails in the Smoky Mountain National Park

Knoxville is just an hour away from the Great Smoky Mountains National Park, the most visited national park in America! The sprawling ridges and forests, beautiful vegetation, diverse wildlife, and breathtaking views make it an amazing place to visit time and time again.  Spring, summer, and fall are all good times to hit the trails with your family or favorite hiking buddies. There are so many hiking trails to accommodate every experience level, but here are a few of our favorites…

Middle Prong Trail

Interested in seeing waterfalls and some history? Middle Prong Trail might be for you, located in Tremont near Townsend. It passes three major waterfalls, numerous smaller falls, cataracts, and cascades. The trail spans 8.3 miles roundtrip with a total elevation gain of 1140 feet. The highest elevation is 3046 feet with a trail difficulty rating of strenuous. While it looks to be a gravel road, Middle Prong Trail was a railroad bed used to haul logs out of the area. Part of the trail passes through the former site of a lumber camp community called Tremont, which was one of the last areas in the park to be logged. This is a very popular hike and one of our favorites!

Alum Cave

Alum Cave is located at Newfound Gap Road with a roundtrip length of 4.6 miles or 5.1 miles if you continue to LeConte Lodge. It should take 3-4 hours to complete. The highest elevation peaks at 4955 feet with a moderate difficulty rating. This one may not be as family-friendly due to the plant and tree roots along the hike, plus a few steep sections. Also worth noting, Alum Cave is not a cave, but rather a jutting ledge of black slate formed over the trail to make it appear like a cave. The name Alum Cave comes from the deposits of alum found along the “cave” walls. Plan ahead and arrive early if you want to tackle this hike–it’s very popular and parking can be tough despite two lots to accommodate visitors.

Andrews Bald

This hike is on the shorter side, 3.5 miles roundtrip with an elevation gain of 899 feet. Get started at Andrews Bald from Clingmans Dome via the Forney Ridge Trail. The highest elevation here is 6310 feet. Andrews Bald Hiking Trail is somewhat strenuous due to the rocky terrain but is a perfect hike for fit families. Plan on about 3 hours total for this hike and prepare to see some of the most outstanding views in the Smokies. Hiking in the Smokys calls this hike, “one of the best”!

Rainbow Falls

Rainbow Falls is the highest single-drop waterfall in the Smokies and you should try to view them after long periods of rain for the best experience. Aim for first thing in the morning or in the later afternoon to take the best photos. The hike spans 5.4 miles roundtrip, with a total elevation gain of 1685 feet and highest elevation of 4285 feet. This is a moderately difficult hike with switchbacks and rocky sections. Access the trailhead just outside of Gatlinburg. Warning: Avoid climbing on the rocks near the waterfall due to slipping hazards caused by mist and algae.

Chimney Tops

Enjoy panoramic views and a cascading stream when you hike Chimney Tops Trail. The roundtrip hike of 3.3 miles is short and sweet, with the highest elevation peaking at 4753 feet. This moderately rated trail is located near Gatlinburg between the lower tunnel and “the loop” on Newfound Gap Road. The 2016 wildfire closed this trail for about a year, but it has since been reopened with a newly constructed observation point. The hike is steep and many hikers do not reach the top, but the first part of the trail isn’t too bad. The elevation gain of 1487 feet (960 feet in the last mile) can be compared to the rate of elevation gain found on some of the 14,000-foot peaks in Colorado. 2019 Tax Return Tips for Homeowners

 

The Tax Cuts and Jobs Act of 2017 was signed into law in late December of 2017.  This tax reform bill is the most significant tax change in the United States in over 30 years.  As the 2019 tax filing season is in full swing, take a few minutes to educate yourself on what has changed, and how it will impact your tax return.

From new tax brackets to changes in deductions and credits, there’s a lot of new information to absorb. Here are some helpful tips for homeowners on these tax changes and how they may impact your return.

Standard Deduction Changes

One of the biggest changes brought on by theTax Cuts and Jobs Act is with the standard deduction, which has nearly doubled. A “tax deduction” is any item that can reduce your taxable income. According to the Motley Fool, “Before the increase, about 70% of U.S. households used the standard deduction, but now it is estimated that roughly 95% of households will use it.” This means that unless your itemized deductions exceed the standard deduction, you should stick with the standard deduction.

Here are the standard deduction amounts for the 2018 and 2019 tax years:

Mortgage Interest

Yes, the mortgage interest deduction still exists under the Tax Cuts and Jobs Act, but there’s a chance it may not be as valuable as it was before.

Homeowners are allowed to deduct the interest they pay on as much as $750,000 of qualified personal residence debt on a first and/or second home.  This has been reduced from the former limit of $1 million in mortgage principal plus up to $100,000 in home equity debt.

The Motley Fool notes that “the deduction for interest on home equity debt has technically been eliminated for the 2018 tax year and beyond.  However, if the home equity loan was used to substantially improve the home, the debt is considered a qualified residence loan and can, therefore, be included in the $750,000 cap.”

 

State Income Tax or State Sales Tax

The IRS gives taxpayers the choice to claim either their state and local income tax or their state and local sales tax as an itemized deduction.  Naturally, if your state doesn’t have an income tax, the sales tax deduction is the way to go.  On the other hand, if your state does have an income tax, then deducting that will generally save you more money than deducting sales tax.

Tennessee has no income tax, but does have a “hall tax” — that is, a 6% tax on interest and dividends, which is specifically allowed by the state constitution.  Tennessee also has a minimum sales tax of 7% but can be as high as 10% depending on the county (i.e. Knox County is 9.25%). 

Use the IRS calculator to help easily determine your sales tax deduction, as you do not necessarily need to retain every single receipt from the year.

 

Capital Gains

There is good news for those of you who sold your primary residence in 2018 and owned it for at least 2 of the last 5 years.  You are exempt from paying capitals gains if the net gain was less than $250,000 (single) or $500,000 (married & filing jointly)!  Check out the article for more details…  

 

Property Taxes

Property taxes paid on homes, cars, boats, airplanes or other personal property can be counted towards itemized deductions.  This deduction and the deduction for income or sales tax are collectively known as the SALT deduction — that is, the “state and local taxes” deduction.

The Tax Cuts and Jobs Act limits the total amount of state and local taxes you can deduct — including property taxes and sales/income tax — to $10,000 per year.  So if you live in a high-tax state or simply own some valuable property that you pay tax on, this could significantly limit your ability to deduct these expenses.

Tax Brackets

The Tax Cuts and Jobs Act also updates tax brackets. Here’s a look at what’s shifted, courtesy of H&R Block:

Overall, the actual numbers inside of these ranges have shifted. The tax brackets for 2018 are slightly broader, and rates are slightly lower. H&R Block notes that the new tax brackets mean that most taxpayers will pay less tax.  That said, we always urge our clients to speak with an accountant to get a full understanding of their options for capital gains before filing their tax returns.
