Avoiding Homelessness

“I want to sell my home, but I have nowhere to go!”  This is a common scenario that we run into with our clients these days.  Due to the shortage of available homes on the market, many people are having trouble identifying a home they would like to move into once they sell their current home.  As a result, they are hesitant to put their homes on the market until they find their next home first.  

But what happens when a client finds the right home but needs to sell their current home in order to buy the new one?!  Most home sellers are unwilling to accept a contract that is contingent upon the successful sale of their of the buyer’s home unless the house is officially on the market, or even better yet, already under contract.  So how do our clients pull this off without putting themselves in a position of being homeless? 

We’ve come up with a strategy that has helped many of our sellers go after a home that is right for them as soon as it hits the market without having to list their home first.  By implementing this selling strategy, we can effectively have a client’s home on the market within 24 hours of them giving us the “green light” with our full marketing campaign in place.  Normally, the process of correctly putting a home on the market can take up to 2 weeks, but by being proactive, we can cut that timeframe down to just one day.  This allows our sellers to wait to put their homes on the market without losing the ability to put a competitive offer on a new home.
